Conforama, with over 9.000 square meters, Leroy Merlin, with 2.500 square meters, and Sports Direct, with 1.800 square meters, are the anchor stores present in Montijo Retail Park. These are joined by recognized brands such as Espaço Casa, Ginásio Be-Fit, and CG Calçado Guimarães, which together occupy approximately 18.000 square meters of gross leasable area, offering a tenant mix of recognized added value for the region.
The retail park also has approximately 800 covered and uncovered parking spaces.
The layout optimization essentially involved merging stores to meet the operators' requirements, reducing the number of units by half, thus allowing for the presence of large retailers. This was one of the main changes undertaken in the repositioning process of the shopping center, which aimed to make it more attractive to its visitors. “ The commercialization of Montijo Retail Park was a major challenge that we managed to overcome with a selective approach to the market, prioritizing the presence of large brands that would anchor the project. As a result, the commercialization was carried out with enormous success and in record time,” highlights João Esteves, Associate of the Retail department at Cushman & Wakefield.
Strategically located next to Forum Montijo, a shopping destination that attracts more than eight million visitors annually, Montijo Retail Park also benefits from its proximity to the Vasco da Gama Bridge, which connects Lisbon to the southern region of the Tagus River.
It is also anticipated that the announced construction of an international airport in Montijo will have a significantly positive demographic impact, with new infrastructure and real estate projects being developed in this area.
