Logicor rebuilds logistics platform in Póvoa de Santa Iria.

The project replaces two obsolete industrial buildings with a Class A logistics asset, aiming for BREEAM Excellent certification.

Logicor has begun rebuilding a logistics platform in Póvoa de Santa Iria, on a 66 square meter plot of land. The project foresees the creation of 34 square meters of gross leasable area (GLA), reinforcing the company's presence in the Greater Lisbon market.

The project will replace two old industrial buildings, with a total gross leasable area (GLA) of 35 square meters, whose structures have reached the end of their useful life. The new platform will include 30.500 square meters of warehouse space and approximately 3.000 square meters of office space, developed in accordance with Logicor's technical and ESG standards.

New infrastructure and energy efficiency

The project aims to obtain BREEAM Excellent certification, which attests to the highest standards in sustainable building design, energy performance, and environmental management.

In operational terms, the new asset will offer the features that current logistics operators require: efficient headroom, optimized load configurations, LED lighting, automatic fire suppression systems, and infrastructure prepared for the energy transition.

André Machado, senior director and country lead of Logicor Portugal, comments that “ this project is as much about responsible land management as it is about creating new logistics capacity . The existing buildings have reached functional obsolescence, and replacing them with Class A infrastructure is the logical and responsible step to take. Through this project, we are converting an inherited liability into a sustainable, long-term asset – an asset that will provide lasting value for our business, our future clients, and the local community .”

In the Greater Lisbon logistics corridor

The location in Póvoa de Santa Iria is one of the project's main features, given its connection to the national road network, including the A1 and IC2 motorways, and its proximity to the main consumer centers of Greater Lisbon.

Logicor highlights the platform's potential for e-commerce operators, retail distribution, express delivery, and third-party logistics, given that " this proximity translates into significantly shorter transit times, lower last-mile costs, and greater supply chain resilience ."
